Our Process

There are few moments as exciting as the decision to build a new home. For many, it is the realization of a dream. There are a number of important steps to take at the outset that can make the process of converting your dreams to reality as efficiently and cost-effectively as possible.

Making certain decisions before signing a home-building contract will make the job flow easier from start to finish. This will produce the added benefits of saving money and reducing the stress that can accompany the construction process. Ryan Homes and Development strongly encourages our customers to obtain as much information and complete as much planning as possible before signing a home building contract with us.

Below is a step-by-step approach that we recommend to guide you through the process. We have more information about each step in our recommended process that we will gladly share with you.

Pre-qualify for a mortgage

By pre-qualifying for a mortgage, you will put your mind at ease as you learn what you can afford before pricing out the house. You’ll want to start by getting your credit information in order and talking with various lenders. It’s important to discuss your needs for a construction loan or bridge loan and make sure you understand different mortgage options available to you. If you need recommendations of lenders, we would be happy to assist you.

Identify a lot that suits your lifestyle

It’s important to locate your home in surroundings that meet the needs of your family’s lifestyle, your desired type of setting in terms of aesthetics and cost. Consider whether it’s close to necessary amenities (preferred school district; work; family healthcare providers; shopping; church; etc.) and offers the view and type of sunlight you desire. Look around the neighborhood -- can you imagine living here for years to come? Be sure to study any covenant and community restrictions. Be knowledgeable of the tax rates.

Ryan Homes and Development currently has home sites available in its Salem Estates, Salem Estates West and Buckley Ridge subdivisions. We will be glad to meet you on-site to identify the available lots and discuss which lot would best suit your needs. If you don’t find the perfect lot in one of our developments, we would be glad to build anywhere in the surrounding area.

Things to consider choosing a plan

We have plans that we have used and can be tweaked to fit your needs.  Or you may have a plan that you like.  We will guide you through the process in getting a plan that works within your budget and your families needs. Here are some questions you may not have thought of that go beyond how many bedrooms you’ll need. We will ultimately help you select one that will accommodate your needs

  • Do you need space for entertaining?

  • How much and what type of storage will I need for recycling, cleaning supplies and extra food supplies?

  • If you have kids...they won't be little forever. Think about future uses when they grow or leave the home.

  • Does the plan have flexibility for special uses in its rooms such as a bar,home gym, craft area, etc.?

  • Is there a quiet area for me if the plan is all open?

  • Do I want built-in organization?

  • Whirlpool bath or just a walk in shower? Porches?

  • Can I get my furniture down the steps? Or into bedrooms?
  • How important is an energy-efficient home?

Ryan Homes and Development has plans we can share with you once we have narrowed down your needs. We also recommend that you pay attention to design features as you visit homes of family members, friends, neighbors or others to get a sense of room size, proportions and new building and design trends. This first-hand observation will enable you to decide whether these trends line up with your needs and wants.

Talk to people who have been through the home-building process

We invite you to visit our Testimonials page to hear from the various neighbors, friends and acquaintances we have built for.  If you would like to talk personally with any of them, we would be happy to arrange for the opportunity for you to get together. It’s also good to talk with people who have worked with other builders to get a range of perspectives.  We have built for all types of people including neighbors, friends and people we don't know (but soon became our friends).

What makes our building process unique?

        At our initial meeting and during our bid/building process we will:

  • Discuss your budget, design style and your families lifestyle.
  • Guide you in making decisions based on your budget and lifestyle.
  • work with an architect or a draftsman to customize your plans to ensure they fit your needs and budget.
  • Take you to meet our vendors/suppliers to choose your materials, so we don't work off allowances. She will help you choose your materials so they all work with your style and your budget. 
  • Guide you in making these decisions up front to ensure you don't go over your budget by 1%.

  • Communicate with you throughout the building process on "the next steps" in the decision-making process.  

  • Make sure all products and decisions made during the design phase becomes a reality in your home.
